We proudly serve ONLY Middletown, Odessa, and Townsend (M.O.T.) area.
We recommend booking as early as possible — especially for peak wedding and gala season (May through October). As a general guide:
- Weddings & large galas: 6–12 months in advance
- Corporate events & fundraisers: 2–4 months in advance
- Smaller private events: 4–8 weeks with availability permitting
Once you submit an inquiry, we hold your date pending your deposit and signed rental agreement.
A signed rental agreement and deposit are required to hold your event date. The remaining balance is due prior to installation. Specific deposit amounts are outlined in your proposal based on event size and scope.
Cancellation terms vary based on the timing relative to your event date and are detailed in your rental agreement. We understand circumstances change and will always try to work with you on rescheduling. We recommend reaching out as soon as possible if your plans shift.
We currently offer 20×20 high peak frame tents — a versatile, pole-free structure that can be installed on virtually any surface including grass, gravel, asphalt, and patios.
Please note that installations on any surface other than grass will require alternate staking methods, which may incur an additional cost. We ask that all non-grass surfaces be disclosed at the time of booking so we can plan accordingly and provide an accurate quote.
One of the biggest advantages of our frame tents is that they can be joined together side by side to create a larger covered footprint. Need more space? We simply connect two or more tents to accommodate your guest count and layout — no separate structure needed.
- Single 20×20 — great for intimate gatherings of up to 40 guests
- Two tents joined (20×40) — comfortably seats 80–100 guests
- Three or more tents — fully customizable for larger events
It depends on how you’re using the space. For most backyard parties, BBQs, graduations, and holiday gatherings, a single 20×20 tent is a great starting point — it comfortably covers a mix of seating and standing room for around 20–40 people depending on your setup.
Here’s a simple way to think about it:
- Casual backyard party or BBQ— if guests will be moving around, eating at picnic tables, or hanging out in lawn chairs, a single 20×20 gives you solid coverage for 30–40 people
- Graduation or holiday party— if you want tables and chairs set up underneath, plan for roughly 1 tent per 20–25 seated guests
- Outdoor wedding or formal reception— for a fully seated dinner with rectangular banquet tables, allow 12–15 sq ft per guest; two or more connected tents work well for larger guest counts

Our tents can be installed on grass, gravel, asphalt, and concrete patios. We do not set up on decks. Grass is our standard surface — installations on any other surface will require alternate staking or anchoring methods, which carry an additional cost. Please disclose your surface type at the time of booking so we can assess your site and include accurate pricing in your quote. For properties with underground utilities, we strongly recommend having all lines marked prior to installation. We are not responsible for damage to unmarked underground lines.
Yes. Our sidewalls are white vinyl panels with arched windows — the same style you see on our tents. They let in natural light while keeping your guests protected from wind and light rain, and they give the tent a clean, finished look from both inside and out.
Sidewalls are a great addition for:
- Evening events where you want to contain lighting and ambiance
- Cooler weather gatherings where wind is a factor
- Any event where you want a more enclosed, defined space
Ask about sidewall availability when you request your quote — they can be added to any rental.
Our tents are designed to handle rain and typical wind conditions, however they do have limits. We do not recommend use in winds exceeding 20 mph — at that point, guest safety becomes a concern and the tent may need to come down.
We monitor forecasts closely in the days leading up to your event and will communicate with you proactively if conditions look concerning. In the event of high winds, we’ll work with you on next steps — whether that’s adding sidewalls for extra stability in lighter gusts, or making a call to suspend use of the tent if winds are forecast to exceed safe limits.
We strongly recommend having a backup indoor option available for your event, particularly for spring and fall gatherings when Delaware weather can be unpredictable. Safety always comes first.
We rent the Bellbrook White Poly Folding Chair — a commercial-grade folding chair built for events exactly like yours. Clean, lightweight, and easy to arrange, it works beautifully for backyard parties, graduations, BBQs, and outdoor weddings alike.
A few things that set this chair apart from standard rental chairs:
- 770 lb. tested static load capacity (working weight limit 300 lbs) — built to last through heavy use
- Heavy-duty 17-gauge steel frame with 1.4 mm thick wall tubing — stronger than the 1.0–1.2 mm used in most other brands

We rent the Celina 6′ x 30″ Resin Banquet Table — a lightweight, durable alternative to traditional wooden banquet tables that works great for backyard parties, graduations, BBQs, and outdoor events of all kinds.

- Made from High Density Polyethylene (HDPE) with steel-reinforced runners — built tough but easy to handle at just 33 lbs

Yes — all rentals include professional delivery, full installation by our trained crew, and complete teardown after your event. We serve the entire MOT area including Middletown, Odessa, and Townsend.
A permit is generally required in these situations:
- Any event held in a public park, athletic field, or town-owned property in Middletown, Odessa, or Townsend — contact your local town hall before booking
- Events open to the public, charging admission, or involving vendors/food service
- Commercial or non-residential properties
When in doubt, the fastest way to confirm is to call the Town of Middletown directly at (302) 378-1171. We’re happy to advise based on our experience in the area, but the customer is ultimately responsible for obtaining any required permits.
A mosquito perimeter spray is a targeted application of EPA-registered insecticide around the boundary of your event space — treating the foliage, vegetation, and areas where mosquitoes rest and breed. The goal is to dramatically reduce the mosquito population in and around your outdoor event so your guests can enjoy the evening bite-free.
Yes. We are fully licensed and certified in the state of Delaware to apply pest control treatments. Our technicians hold the appropriate state-issued pesticide applicator credentials and follow all regulatory requirements for commercial application. You can feel confident that every treatment is performed safely, legally, and professionally.
We use EPA-registered insecticides that are approved for residential and event use. Our products are applied at label-specified rates by a licensed technician. When applied correctly and allowed to dry, they are safe for people and pets to be around. We always follow label instructions — which, by federal law, we are required to do.
Yes, once the treated area has dried — typically 30–45 minutes after application — it is safe for guests of all ages to be present. We schedule treatments well ahead of guest arrival to ensure full drying time. We recommend keeping guests and children away from the treatment area during and immediately after application.
Pets should be kept out of the treated area during application and until the product is fully dry (typically 30–45 minutes). Once dry, the treated area is safe for pets. If you have fish ponds, beehives, or other sensitive animals on the property, please let us know in advance so we can take appropriate precautions and adjust our treatment plan accordingly
Our treatments target resting mosquitoes in foliage and are not applied directly to flowering plants. We treat in the early morning or evening when pollinators are less active, and we avoid known hive locations. If you have a garden, orchard, or flowering landscape you’re concerned about, let us know — we’ll work around it as much as possible and can discuss lower-impact options.
Yes. We offer botanical-based treatments using active ingredients like rosemary oil or other plant-derived compounds for clients who prefer a more natural approach. These options are generally effective for events but may require application closer to the event time for peak effectiveness. Ask us about availability when you inquire.
